PROPERTY MANAGEMENT FAQ
How do I apply my property for the management program?
1. Send a picture of the property
Send details about the property
Send the following:
*Complete address
*Name of property owner
*Complete list of appliances
*List of Amenities
2. Once sent and approved by Alona Management, an Alona Haven representative will visit the property for a personal visit. If the property is found to be fit for short term rental, proceed with the contract signing with the submission of the complete requirements of the owner.
3. After the contract signing, provide a copy of the key to the Alona Haven management.

What are the requirements?
-Copy of Valid ID
-Proof that you are the owner of the property
-S.P.A. that allows Alona Haven representative to manage the property
When will the property owner receive updates?
The property owner will receive updates on the 15th and last day of the month. For each update, send the total gross income, total number of bookings, total expenses, and total net income.
How will the unit owner receive the income?
The unit owner’s income will be received every last day of the month. The income will be sent using Gcash, BDO, or BPI account.
Will there be a contract that will be provided to the property owner?
Yes, there will be a contract that will be provided. We can send a draft of the contract.
How long is the duration of the contract?
The minimum effectivity of the contract is 12 months.
How much will the property owner's income be?
The property owner will receive 70% of the net income.
Can the property owner also search for guests?
Yes, they can, but Alona Haven will still process the transaction. Alona Haven will contact the guest the property owner found. Payment should still be deposited to Alona Haven’s account.
What if the property owner doesn't finish the contract?
The property owner will have to pay a penalty based on the amount agreed upon in the contract.
Can the property owner use their own property for personal use?
Yes, the unit owner is allowed to use their property but must inform the co-host 4 days prior to using it for personal use. The unit owner is only allowed to use it for personal use up to 4 days a month.
What expenses should the property owner cover?
-Airbnb Hosting Fee (If the guest booked through Airbnb.)

-Toiletries (Tissue, Liquid Soap, Shampoo, Conditioner)
-Basic Condiments (Salt, Pepper, Cooking Oil)

What expenses should Alona Haven cover?
-Social Media daily ad cost.
-Employee salary (social media admin, unit manager)
-Offline promotional materials
-Website maintenance
-Employee uniform
What if something is broken or lost from the property?
If a guest causes damage to something worth 500 PHP or more, the guest must pay for the damages or it will be taken from the Airbnb insurance to cover the cost of damages.
For damages worth below 500 PHP, the unit owner and co-host must agree on whether to charge the guest for it.
If this happens, Alona Haven is responsible for communicating with the guest to charge them.
How much can I rent the property for?
The pricing will depend on the demand, size, amenities, and average rental price in the area.

How do I book?
*You can book through Airbnb or on Messenger.*
a. If you prefer to book through Airbnb, please request an Airbnb link here in the chat.
b. If you prefer to book on Messenger, please follow the steps below.
1. To book a guest, please message Alona Haven Messenger and provide the following information:

2. Once you have finished filling out the form, wait for the confirmation of the availability of the dates.
3. After confirming the availability of the dates, you may proceed with the transfer of the Full Payment or ₱600 reservation fee. Payment can be done through Gcash, Maya, BPI, or BDO. We require full payment to be transferred 3 days before the check-in date.
4. After confirming the payment, please send at least 1 copy of a Valid ID per guest.
Note:
-The reservation fee will be deducted from the total bill.
-No need to transfer the reservation fee if you will immediately pay for the full amount.
-The reservation fee is non-refundable.
-We require a ₱1,000 security deposit upon check-in.
What is the rate per night?
The rate per night depends on the property being booked.
For 1BR condo units, the rate ranges from ₱2,500 to ₱3,500 per night.
Is there an extra mattress?
Yes, there is an extra foldable mattress in each property.
Are pets allowed?
Currently, all Alona Haven properties do not allow pets. However, we will soon have properties that are pet-friendly.
What are the Check-in and Check-out times?
It depends on the property, but usually the check-in time is 12pm-2pm and the check-out time is 11am-12pm.

Are there any extra fees when we check-in?
When booking through messenger, we require guests to give a P1,000 deposit. This will be returned upon check-out.
Are there any extra fees for certain amenities such as using the pool at some of the properties under Alona Haven?
Yes, there are some properties under Alona Haven that have extra fees for certain amenities such as using the pool.
What are the requirements for booking?
You just need to send a copy of a valid ID for each guest and a P600 reservation fee for those booking through Messenger or Viber.
Will the reservation fee be deducted from the total bill?
Yes, the reservation fee will be deducted from the total bill.
Is the reservation fee refundable?
No, the reservation fee is no longer refundable if the guest cancels their booking.
When is full payment required when booking?
We require full payment to be transferred 3 days before the check-in date.
Is there parking?
We understand that parking is important for our guests, and we make sure that our properties have nearby pay parking available. However, the availability of parking may depend on the location of the property
How much is the parking fee?
Usually pay parking within the area ranges from P50 – P100 for the first 4 hours then plus P50 for succeeding hours. Overnight parking ranges from P300 – P400 per night.
Can we request an additional pillow or blanket?
Yes, you can request an additional pillow or blanket. There is an additional charge of P50 for an extra pillow and P100 for an extra blanket.
Is there a towel provided?
Currently, we do not provide towels for our rental properties.
Is there a free breakfast?
At the moment, we do not have any rental property that offers free breakfast.
What is the maximum number of guests allowed in the property?
The maximum number of guests allowed in the property varies depending on the property itself. For example, the 1BR property can accommodate around 4-5 people, while the larger properties can accommodate more guests
Is long-term rent possible?
Yes, long-term rent for 3-12 months is possible.
Is there a contract for a long-term rental?
Yes, there is a notarized contract for a long-term rental that is more than 3 months.

Alona Shore Rates per Night?
P2,800 per night – good for 2-4 pax (Mon. -Thu.)
P3,000 per night – good for 2-4 pax (Fri.-Sun.)

We require a reservation fee of P600 to confirm your booking.

What amenities do you have?
We offer a few amenities for your enjoyment, such as a swimming pool and playground. Please note that there is a fee of P150 for the swimming pool on regular days and P300 on holidays.
How much is the parking near Alona Shore?
We understand that parking can be a concern for our guests.
While we do not have exclusive parking for guests, there are many pay parking lots around the condominium.
There is a parking space available in front of Shore 2 Residences that charges 50 pesos for the first 4 hours and another 50 pesos for each additional hour.
It costs 300 pesos for overnight parking.
Alternatively, we highly recommend parking at the Petron Gas Station beside Shore 2 Residences, which is only a 5-minute walk from Tower A.
The parking fee is much cheaper, costing only 100 pesos for overnight parking and 70 pesos for the first 4 hours, with an additional charge of 10 pesos for each additional hour.
